Buyers do not pay brokerage fees on the Costa Blanca. Period.

Are you Belgian or Dutch and want to buy a property on the Costa Blanca?

Then you should know this:

As a buyer, you do not pay brokerage fees here.

Yet we see that foreign buyers often pay thousands of euros extra under the guise of “purchase guidance.”

That is not an obligation.

It is a revenue model.

And we believe it should be different.

How the real estate market on the Costa Blanca really works

The Costa Blanca is located in the province of Alicante, where the real estate market works differently than in Belgium or the Netherlands.

The system is clear:

  • The seller hires a real estate agent
  • The real estate agent receives a commission based on the sale price
  • Real estate agents work together
  • The commission is shared internally

Important:

  • Every real estate agent can spend a whole day visiting properties belonging to colleagues
  • Properties are shared within the network
  • Cooperation is the norm, not the exception

This means that a buyer has access to virtually the entire range of properties — without a separate purchase fee.

That's how the system is set up.

That's how it should work.

“But I have a purchasing agent, don't I?”

That sounds logical if you come from Belgium or the Netherlands.

Here on the Costa Blanca, the following applies:

  • ✔ Any professional real estate agent can assist you
  • ✔ Any real estate agent can negotiate
  • ✔ Any real estate agent can show you properties listed by colleagues
  • ✔ Any real estate agent can coordinate the entire purchase process
  • ✔ Any real estate agent can represent your interests
  • Any real estate agent is, in fact, also a purchasing agent in this region

The market here is based on cooperation.

There is no separate, legally defined role of “purchasing agent” as there is in Belgium or the Netherlands.

So why would you pay an extra €4,000 to €10,000 for something that is standard here?

A separate purchasing agent fee should not be the norm on the Costa Blanca.

Warning: dual interests

If a real estate agent charges a standard purchase fee to every buyer, that says something about the focus of that professional.

It means that they earn twice: from the seller and from you as the buyer.

It suggests that their primary goal is not your interests, but maximizing their own profit.

An agent should act in the buyer's best interests, negotiate the best deal, and ensure that you can buy your dream home safely and fairly.

Unfortunately, those who consistently charge the buyer a commission often choose their own financial gain over your interests.

But those who work directly, of course, do not receive our independent guidance, negotiation, and protection throughout the entire process.

Honesty comes first.

What do you pay as a buyer?

Standard Spanish purchase costs are:

  • Transfer tax (ITP) for existing properties
  • VAT (IVA) for new-build properties
  • Notary
  • Registration
  • Any legal assistance

These are not real estate agent fees.

These are legal purchase costs.

There is a big difference.

Our position

On the Costa Blanca, the buyer should not pay any real estate agent commission.

That is how the market traditionally works in the province of Alicante.
